AUSTIN, TX-In what is being called one of the best locations in Austin, Walsh Tarlton Overlook, a 55,000- square-foot office building at 2530 Walsh Tarlton Ln., is soon to get underway. The building is scheduled to open in 2017 and is one of only two office projects currently under construction in Southwest Austin .
“This is absolutely one of the best locations in Austin,” said JTM Development founder Tom Mercer. “It’s just minutes away from downtown, the Barton Creek Greenbelt and several of the city’s most desirable neighborhoods, not to mention directly across the street from one the biggest and most popular shopping destinations in Austin.”
Click here to eLocated just north of Capital of Texas Highway (Loop 360) and west of the Barton Creek Square Mall, the three-story building is designed to cascade down the hillside and offer expansive West Austin views from every floor.Austin-based JTM Development will break ground next week on the project.
Mercer tells GlobeSt.com: “Walsh Tarlton Overlook will be higher end than most buildings on the market in Austin today,and it willoffer unbeatable hilltop views of the beautiful Barton Creek Greenbelt from every floor.”
The Burt Group is the general contractor on the project and TBG Group designed the landscaping. JTM Development is partnering on the project with Cypress Real Estate Advisors. Cypress has owned the land since 2007 when it purchased 16 acres, then featuring a Cinemark theater. Cypress received approval from the city of Austin to rezone the property for a mixed-use development in 2011.
Sixthriver Architects designed the project, which willfeature limestone, marble and walnut finishes throughout the building as well as in the elevator lobbies and elevators. These elevators will connect tenants directly to office floors from the five-floor garage beneath the building.
“A lot of companies want to be in Southwest Austin, because it’s a beautiful part of the city,” said Cushman & Wakefield senior vice president Ted Doucet. “Most of the office space available in this area today is concentrated along Southwest Parkway. Iexpect this building willstand out because of its easy access to MoPac and 360 as well as the close proximity of significant retail amenities.”
Austin-based Centro Development Inc. began building the Westerly, consisting of 168 multifamily units and 21 townhomes just north of Walsh Tarlton Overlook earlier this year. In addition, Chupik Properties and Design Inc. partnered with Prominence Homes to recently break ground on The Walsh, 55 luxury townhomes immediately west of the office building.dit.
